There are 3 approaches for your next construction project: Design-Bid-Build, Design-Build, and Design-Assist. Which one is right for you?

Design-Bid-Build

In Design-Bid-Build, the project owner works with a designer or architect and a contractor. Once the designer or architect completes the design, the owner then gets bids from contractors to perform the work. This older, more traditional approach is very common and allows for bidding from multiple contractors to secure the best price (and hopefully, quality).

Design-Build

Design-Build uses one entity, the Design-Build team, which works under one contract with the project owner to provide both design and construction services. The contractor and architect work together throughout the process, which can help keep the budget in check, and ensure that the design can actually be built.

Design-Assist

Design-Assist involves the construction team with the architect or engineer during the design phase. The contractor and architect remain separate, but the contractor provides input on the budget (cost and time), improve constructability and add value to the project. Design-Assist ensures a balance between designer and contractor and can create a more transparent process for the client.
